Why Exterior Upgrades are a Smart Investment for Homeowners

When I walk clients through the process of enhancing their homes, I often highlight just how much exterior upgrades can do for your investment. Simple changes like a refreshed garage door, updated siding, or adding a welcoming stone veneer can truly transform both the look and feel of your home. These updates not only boost curb appeal—they can also increase energy efficiency, security, and even your market value, with some projects offering ROIs over 200%. My goal is always to make homeownership less stressful and more rewarding, and thoughtful improvements like these are a smart step in that direction.

Home Warranties: Smart Ways to Protect Your Appliances

Smart appliances definitely make life easier, but when it comes to home warranty plans, things can get a bit tricky. It’s always worth double-checking the fine print on your coverage and looking into add-ons that protect those smart features. As someone who’s dedicated to making your home journey as smooth and stress-free as possible, I recommend keeping an eye out for these details so you’re never caught off guard.

  • U.S. Housing Market Rebalances Slowly

As I guide clients through the ever-evolving world of real estate, I know that a steady hand and open communication make all the difference. Lately, the U.S. housing market has been gradually rebalancing—active inventory is up about 4% compared to last year, yet growth has slowed for the first time in five weeks. That means we’re still seeing a shift that favors buyers, but without any sudden surges in homes for sale. On average, homes have spent 61 days on the market, which is right in line with where we were last year and fits the typical late-Q3 slowdown I’ve come to expect each season. New listings have dipped just about 1% annually, bringing us close to 2025 numbers, as many buyers stay cautious and sellers weigh whether now is the right time to make a move. The median listing price is $419,000—a decrease of about 1% from last year—with the median price per square foot at $222, the lowest since early in 2026. While we’re seeing more inventory and higher mortgage rates nudging the market toward buyers, overall activity is moving at a gentle, measured pace. My goal is always to help clients navigate these changes with confidence and a smile, making the process as smooth and stress-free as possible.

  • Why Buyers and Sellers Are Stuck

Lately, many folks are finding themselves in a bit of a housing standstill. With mortgage rates climbing, it’s no wonder some buyers are holding off—monthly payments are a lot to swallow right now. I’m also seeing fewer pending sales, which really just means more people are pausing their search before making an offer. On the flip side, homeowners with those lower, locked-in rates aren’t too excited to list their properties and give up their affordable payments. All of this adds up to a quieter market than we’re used to—buyers hoping for better options, sellers reluctant to say goodbye to their great rates, and not much movement in between. If you’re feeling a little stuck or unsure about your next step, know you’re not alone. I’m always here to help make sense of things and keep your experience as easy and stress-free as possible.

  • Fed Raises Key Rate to 3.75%-4%

The Federal Reserve has raised its key interest rate by 0.25%, bringing it to a range of 3.75%-4%. This is the first adjustment since July 2023. With inflation still running above the 2% goal, there’s talk of another increase before the year ends. The next meeting is set for October 27-28, 2026, when officials will take another close look at inflation and the overall economy. As someone who believes in taking the stress out of making big decisions, I keep a close watch on these shifts—they can influence everything from mortgage rates to long-term home planning. My goal is always to help you feel informed and at ease, no matter what changes come our way.

  • Summer Homebuyers Find Creative Solutions Amid Rising Costs

Summer Homebuyers Find Creative Solutions Amid Rising Costs

This summer, many folks are feeling the pinch as rising costs put the brakes on home sales. Existing-home sales slid by 1.7% from June to July, though they’re actually up 0.7% from last year. With fewer homes available and mortgage rates hovering around 6.6%, buyers are finding it harder to make a move. The median home price now sits at $434,100, and first-time buyers especially are running into affordability challenges. As someone who truly enjoys guiding people through these ups and downs, I’m always here to bring a little more ease and reassurance to the process—no matter what the numbers say.

  • New listings hit a four-year high

New listings hit a four-year high

Seeing an 8% jump in new listings, the US housing market just reached its highest level of fresh homes since August 2022. While active listings are approaching a more balanced pace, pending sales have slowed. Mortgage rates, now at 6.66%, continue to put pressure on affordability—even as the median price has edged up by 2.2%. As someone who believes in making the journey to your next home as smooth as possible, I’m always tuned in to what these changes mean for you. My goal is to help you feel confident and comfortable navigating these shifts, so you can make decisions that are right for your situation.

  • Buyers Gain Unique Opportunities Amid Growing Inventory

Buyers Gain Unique Opportunities Amid Growing Inventory

With more homes coming onto the market, buyers are finding themselves in a rare position of increased negotiating power. Pending home sales in the US have reached a six-month low, while new listings and overall inventory are on the rise. Even as the median home price climbs 1.9% to $400,649 and high mortgage rates continue to push up monthly payments, certain markets are beginning to see price drops and more seller concessions. Navigating these changing conditions can feel overwhelming, but my approach is always to make the process as easy and stress free as possible—ensuring you feel supported and confident every step of the way.

  • US Luxury Home Sales Vary Widely

Luxury home sales across the US truly showcase how diverse the market can be, with recent public listings showing prices stretching from $3.7M all the way up to a remarkable $130M. Some of the most notable transactions include sales at $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M, each representing unique stories and exceptional properties in their own right. What stands out to me is how a handful of cities have fifth-place sales still above $10M, highlighting just how deep the demand goes in certain areas. In fact, one market’s top five sales ranged only from $24M to $40M, pointing to a very tight cluster at the top end. These numbers reflect publicly marketed listings, so there may be even more happening behind the scenes, especially in areas where private or off-market deals are common. As someone who believes in making the home buying process as easy and stress-free as possible, I find it fascinating to watch these trends and help clients navigate the ever-changing landscape of luxury real estate.

  • More Homes Hit the Market as Demand Cools

I've always believed in making the home-buying journey as easy and stress-free as possible, and right now, buyers are seeing some shifts that could make a difference. Over the past four weeks ending August 23, new home listings in the US nudged up by 0.4%, with total homes for sale rising 0.5%—the highest we've seen since early spring. At the same time, pending home sales dipped by 1.1% to a six-month low, as higher housing costs kept many would-be buyers on the sidelines, even with more options available. The median sale price has climbed 1.9% year-over-year, now sitting above $400,000, while average mortgage rates hover near 7%, just shy of a 13-month high. With inventory up and demand a bit softer, those who are actively shopping might find more room to negotiate, especially on homes that have been listed for a few weeks. Sellers are finding that realistic pricing—rather than chasing last year's numbers—brings better results. My approach is always to offer honest guidance and support, helping you feel confident every step of the way.
