Lately, the U.S. housing market has been gradually rebalancing\u2014active inventory is up about 4% compared to last year, yet growth has slowed for the first time in five weeks. That means we\u2019re still seeing a shift that favors buyers, but without any sudden surges in homes for sale. On average, homes have spent 61 days on the market, which is right in line with where we were last year and fits the typical late-Q3 slowdown I\u2019ve come to expect each season. New listings have dipped just about 1% annually, bringing us close to 2025 numbers, as many buyers stay cautious and sellers weigh whether now is the right time to make a move. The median listing price is $419,000\u2014a decrease of about 1% from last year\u2014with the median price per square foot at $222, the lowest since early in 2026. While we\u2019re seeing more inventory and higher mortgage rates nudging the market toward buyers, overall activity is moving at a gentle, measured pace.
