Just a few months back, in late Q2 2026, growth was only around 2%\u2014a big slowdown compared to the ~17% jump we saw the previous year. Still, even with 1.16 million active listings nationwide, supply is sitting just under pre-pandemic levels\u2014about 5% lower than 2019. With mortgage rates and long-term yields at their highest in two years, demand has cooled a bit, and the slower season means buyers are finding a little more room at the negotiation table.
